Operation of villa del sol, a 24-unit farm worker housing project with approximately 100 residents in mcminnville, oregon. the guided self-help housing opportunity program assists low-income families in obtaining loans from usda rural development to build homes. The organization buys land in parcels and identifies applicants eligible to participate based on income and debt restrictions. Once approved, the organization acts as the general contractor during construction of the project. 14 families were assisted through this program during the fiscal year. since hud began requiring adherence to energy star certification, ycdc has worked to innovate processes that would allow a low-cost approach to hvac and environmental requirements. In order to meet the standards required at the required cost-point, ycdc started their own company, community heating and environmental services. This company provides hvac systems to ycdc clients, while training them in installation and energy efficiency, at a cost lower than most hvac providers. At the same time, controlling the duct installation, sealing and testing processes, allows ycdc to adhere to the rigors of energy star at an affordable cost. This company has only serviced ycdc low-income clients and any net income supports the operating cost of the organization and the furtherance of its mission.
